The purpose of the Landlord & Rental Association is to have a network of Landlords and Associate Members sharing information in relation to tenants and/or clients. Members will have access to providing information to and receiving information from the Landlord & Rental Association concerning tenants and others. 

 

There are 2 types of membership: LANDLORD and MEMBER.

 

LANDLORD MEMBERS

 

All Landlords will use the same application form for all tenants.   (Applications will be furnished in English & Spanish to be copied by Landlord).

Applications will be run through the Landlord & Rental Association for screening similar to screening by the Credit Bureau.  However, more details concerning rental  payment history, optional criminal history and optional credit checks. 

 

Landlord will have a Post Entry Form to be filled out when tenant moves, or cancels their contract, and sent back to Landlord & Rental Association for evaluating and rating tenants.  This will allow us to keep up with how our Memberís previous tenants pay, upkeep property or any trouble they may have had with that tenant.  The PRIMARY purpose of this is to PROTECT any of our other Members from this type of trouble in the future.

 

MEMBERS

 

Associate Members will be classified as anyone other than a Landlord who are affiliated through membership with the Landlord & Rental Association.  Examples would be:  Rental Centers, Plumbers, Electricians, Lumber Suppliers, or anyone doing Owner Financing.

The primary benefit to Associate Members would be the Landlord & Rental Association being able to locate missing clients or property.  This would be accomplished by using various outside methods, in addition to our own database.

 

 

Landlord & Members will have access to DISCOUNTED RATES on the following:

 

CREDIT REPORTS ON TENANT

STATE AND NATIONAL CRIMINAL RECORDS ON TENANT

SOCIAL SECURITY VERIFICATION ON TENANT

ADDRESS HISTORY VERIFICATION ON TENANT

 LEGAL REPRESENTATION FOR EVICTION

ELECTRICIANS

PLUMBERS

CARPENTERS

CLEANING

INSPECTION ON UNIT (WITH OPTION FOR REPAIRS AFTER INSPECTION)

 

ALL MEMBERS WILL HAVE ACCESS TO OUR WEB SITE FOR EASY LOOK UP OF

LANDLORD & RENTAL ASSOCIATION INFORMATION

 AND ASSOCIATE MEMBER INFORMATION.

Now, Landlords have an option to find that lost asset.  The Landlord & Rental Association will tag, in our system, any tenant that has been reported by a Member as owing money.  Information will be provided to that Member anytime a new address shows for the reported tenant.

 

The Landlord & Rental Association is designed to make it easy for Landlords to report information on tenants.  Whether the information is positive or negative, it can be a source of reference for Landlords everywhere.
